GAF EverGuard TPO
BSR installs GAF EverGuard TPO: bright white reflective surface (Energy Star), mechanically-fastened or fully-adhered, 60 or 80 mil. Hot-air welded seams. Backed by GAF's 20 and 30 year manufacturer warranties on commercial flat roofs.
Best for: Warehouses, big-box retail, plazas, light commercial.
Polyvinyl Chloride
Heat-welded seams, chemical-resistant. Stands up to grease exhaust, restaurants, animal fats, fertilizers, and rooftop equipment leaks. 50 to 80 mil. 25+ year service life on real projects.
Best for: Restaurants, food processing, chemical exposure.
Modified Bitumen (SBS or APP)
Time-tested 2-ply or 3-ply system with granulated cap sheet. Repair-friendly. Works on tricky geometries: dormers, low-slope additions, narrow lean-tos.
Best for: Older buildings, mixed slopes, repair-prone roofs.
Acrylic, Silicone, Elastomeric
Add 5 to 15 years to an existing roof without tear-off. Reflective and waterproof. Applied over TPO, EPDM, modified bit, or metal. Lower upfront than a full replacement.
Best for: Roofs with life left, tight budgets, fast turnaround.
Standard TPO & PVC Color Options.
White is the workhorse, reflective, Energy Star, and often required for cool-roof codes. Gray, bronze, and slate are available from GAF on most pull schedules. Special colors quote-on-request.
How We Install A Commercial Roof.

Tear-Off & Deck Inspection
Pull existing membrane to the deck. Inspect for moisture, rot, or structural damage. Replace any compromised sheathing before insulation.
Insulation: Fanfold or Tapered
Fanfold polyiso for flat installs. Tapered polyiso when we need to engineer slope to drains. We tell you which fits your building.
Cover Board
1/4 inch DensDeck Prime or HD polyiso for impact resistance and a stable substrate. Required by most manufacturer warranties.
Membrane Install
Mechanically fastened with HD plates and #14 or #15 fasteners, or fully-adhered with bonding adhesive. Choice depends on substrate, wind zone, and structural load.
Hot-Air Seam Weld
PVC and TPO seams welded with calibrated hot-air guns. Pull-tested on every roof before sign-off. No cold-applied adhesives on seams.
Flashings & Terminations
Inside and outside corners, parapets, drains, RTU curbs, plumbing penetrations, scuppers. Every termination flashed to manufacturer detail.
Final Walk & Warranty Registration
Magnet sweep, drone documentation, final inspection. Manufacturer warranty registered. Property manager gets a clean punch-list and as-built photos.
