What does an average roof cost?

For most Seattle-area homes, a complete roof replacement runs $12,000 to $18,000 for a mid-range architectural shingle install (IKO Dynasty or GAF Timberline HDZ).

Premium materials like CertainTeed Presidential TL or standing seam metal can run $25,000 and up.

Every roof is different. The only way to get a real number is a free inspection. We measure, look at your decking and ventilation, and hand you a detailed written estimate on the spot.

What's the usual wait time to start once we sign?

Standard turnaround is 2 to 4 weeks from signed contract to first day on the roof.

Late spring through fall is our busy season and that timeline can stretch. Emergency leaks and storm repairs get prioritized and are usually handled the same week.

We lock in a start window before you sign so you always know what to expect.

What's the warranty?

Two warranties cover every BSR install:

Workmanship: 10 years, backed directly by us. If we installed it wrong, we make it right.

Materials: Limited Lifetime on most shingle systems (IKO Dynasty, GAF Timberline HDZ, CertainTeed Presidential TL), per the manufacturer's spec.

For commercial TPO and PVC membrane systems, manufacturer warranties typically run 20 to 30 years.

What if it rains during my install?

Roofing happens rain or shine in the PNW. Our crews tarp every open section at the end of each day, and the moment weather rolls in.

If rain is in the forecast, we plan around it. Most rain delays add a day or two to a project, not a week.

We never leave a roof exposed overnight.

How long does a roof replacement take?

Most residential roof replacements in the Seattle area take 1 to 3 days, depending on the size of the roof, the pitch, and the weather. Steep or larger roofs and commercial flat roofs can take longer. We give you a clear timeline before we start.

Should I repair or replace my roof?

Repair if the damage is isolated and your roof is under about 15 years old. Replace if you have widespread leaks, shingles missing or curling across the roof, sagging, or a roof past 20 years. We give an honest recommendation after a free inspection, not a sales pitch.

Do you handle roof insurance claims?

Yes. We document storm, wind, and hail damage with photos, meet your adjuster on site, and work directly with your insurance carrier so your claim is accurate and fully covered. We do this regularly for Seattle-area homeowners.

How long does a new roof last in the Pacific Northwest?

An architectural asphalt shingle roof lasts about 25 to 30 years here, standing seam metal 40 to 50 years, and TPO or PVC flat roofs 20 to 30 years. Proper attic ventilation and annual moss treatment are the biggest factors in reaching the high end in our wet climate.
