The black rubber collar around your vent pipes. UV breaks them down. Most are due to fail at 8 to 12 years. Sun-cracked boots are the #1 source of leaks we find. Fix: replace with a lead-flashed boot.
Roof Vents & RVOs
Box vents, turtle vents, ridge vents, and powered fans. Failed gaskets, missing nails, or original installs without proper underlayment. Water tracks underneath and shows up 8 feet downhill.
Chimney Flashing & Counter-Flashing
Step flashing rotted, counter-flashing pulled out of the brick, cricket missing on the high side. Chimneys are leak factories when the original install cut corners.
Valleys & Wall Intersections
Where two roof planes meet. Debris collects, water concentrates. If the underlayment is wrong or the open-valley metal was skipped, this is where you lose the roof.

We climb up, walk the whole roof, and take photos. Drone for steep or fragile slopes. You get the photos whether or not you hire us.

Water shows up where it shows up. The actual leak source is usually 4 to 12 feet uphill. We test, hose, and trace. No guessing.
Fix It Right The First Time
Replace failed component, re-flash, re-shingle. Photographed at every step. No band-aid sealant. 2-year warranty on every repair.
